"Phenomenal for a non 'big six' club" - expert details Leeds United accounts, profit and potential
Leeds United's 2020/21 accounts show an operating profit of £5.5m and a set of results that 'surpass expectations' in the eyes of football finance lecturer Kieran Maguire.

The Whites are one of only two of last season's Premier League clubs to have reported a profit, from the 16 to have published their financial accounts to date.

Last year Leeds reported an operating loss of £64m and although their wage bill and transfer spending went up significantly for the 2021 accounts, Premier League income helped boost turnover from £54m to £171m.

Key to that were the top flight's central payments of £110m, broadcast revenue of £22m and record sponsorship and commercial deals with SBOTOP and Adidas.

Regardless of the riches made accessible by continued Premier League status, Maguire is impressed with Leeds' financial management as a club trying to stay amongst the elite.

"I quite like the way the club has protected itself from the worst of the Premier League because right at the very end it talks about bonuses that are paid if they avoid relegation," he said.The wage bill is high but it would have been a lot lower had the club gone down - £35m of the wage bill appears to be relegation avoidance bonuses and that's going to hit £48m this year, so it's quite the insurance policy, the way the club operates itself.

"Premier League status can do wonders for you but Leeds is now the 16th club to have published accounts for 2021 and only two of them have made an operating profit - only Leeds and Sheffield United made money last season.


"Sheffield United were in their second season of Premier League football and they were relegated. I suspect that if they'd finished 17th they might have made a loss because they would have paid significant relegation avoidance bonuses."


What the accounts show, yet again, is that Leeds United have an incredibly high ceiling if they can establish themselves as a club vying for European football. That's the dream that has been laid out by majority owner Andrea Radrizzani and his partners, 49ers Enterprises.

"The potential for Leeds is significant because it does have a brand in its own right, which it had in the Championship and not many clubs that come up have that," said Maguire.

"Commercial merchandise income can certainly increase going forwards because they had a successful first season on the pitch. "£20m in that regard is phenomenal by a non big six club. That does show that if Leeds have a good season and got into Europe the numbers would rocket further.

"As far as gate receipts go, they were £2m in these accounts - you'd expect them to go close to £20m for a full season. Catering income was also hit, that would be another £5m. I'd expect revenue to rise from those two sources to the thick end of £25m for a full season in the Premier League.

"The broadcast income is linked to final position so that will be geared by where Leeds finish this season but they're not going to go down, are they? The last two or three results have ensured that, so that gives them the security to plan ahead."

The accounts show a wage bill hike from the £78m reported last year to £108m, with an average weekly wage of £55k, and administrative costs at £152m.

They also spent £99m on transfers and borrowed £63m, but Maguire is not alarmed by the club's level of debt.

"To spend £99m in your first year in the Premier League for 16 years is much higher than we've seen from other clubs who have been promoted, with the exception of Aston Villa," he said.

"£99m is a lot of money. They did borrow, but £20m of that I suspect has come from the 49ers. The club is a little bit vague, it talks about related parties, so it will either be Radrizzani or the 49ers. You'd expect a club to have to borrow to provide some funding when it gets to the Premier League. The level of debt, by Premier League standards, is negligible and very much sustainable - my club Brighton, we owe the owner something like £340m.

Maguire suspects a sum of £21m in 'waived loans' will be money written off by Radrizzani as part of the deal to increase the 49ers' involvement in the club although he calls it a 'cosmetic exercise.'

One of the more intriguing aspects of Leeds' accounts is the disparity between their estimation of Covid costs - £23m - and Everton's estimation of £170m.

"Aston Villa's estimate was about £60m over two seasons, Sheff United's was much lower and then we've got Everton," said Maguire.

"I think what they were claiming was that Covid hit them hard in terms of the ability to sell players. If they believe they maybe would have been able to sell Cenk Tosun for £60m in a non-Covid environment that's their call. I think as a football fan we might have an alternative opinion as to why they didn't have significant player sales, because their recruitment was poor. The Everton figures have raised many an eyebrow. They're an outlier rather than Leeds."

Although the Premier League table looks rosier for Leeds than it did just a few weeks ago, they are still not mathematically safe from the drop. Relegation would be a disaster on many fronts but Maguire's 'beer mat calculations' suggest it would not be financially catastrophic thanks to their self-insuring policy on relegation bonuses.

In all, he sees a sensibly-run club.

"The club has been cautious and has not gambled as we have seen some do historically," he said.

"These results surpass expectations and there is an element of conservatism. The fact that they've got these relegation avoidance bonuses shows a club that clearly aimed for survival and by finishing top half that boosted results significantly and gave balance to the hit created by Covid.

"In a Covid year, with all the costs of promotion and the gambles you take, they've got to be seen as a good set of results."

Ser av tallene til United, at 61% av inntektene er fra TV rettigheter. åpen dør, men det beviser hvor essensielt det opprykket var.

Også interessant at Liverpool som har en stadion som er 43% større enn vår, klarer å dra inn 4 ganger så mye på matchdag. Viser at det forretningsmessig er lurt å drive en turistfelleklubb, uten lokal forankring, der nesten alle som kjøper et sete også kjøper en drakt på kampdagen. Men viktigere understreker det poenget til A. Kinnear om det må inn en del VIP bokser når West stand skal utvides.

Vi har allerede passert West Ham og Leicester på kommersielle inntekter, der jobber åpenbart  Radrizzani  bra. Men så er jo merkevaren også mye bedre, og lettere og selge.

Altså pga Raphina og Kalvin- salgene så vil tallene bli ok for regnskapet som nå kommer ut.......slik å forstå?

Noen som vet mer om planene ift ny stadion?  Ganske stille rundt dette for tiden..

Leeds’ last recorded wage bill, for the 2021-22 year, was £121million, and after so many signings made this season it can only have increased.
Plainly, they could not afford to carry such high costs while in the EFL, but they would be helped at the outset by substantial reductions in the salaries earned by their first-team squad.
The players stand to incur hefty wage cuts in the aftermath of relegation, with drops of up to 60 per cent (some in line with the increases a number of them received after winning promotion three years ago).
Clauses in their contracts allow Leeds to automatically decrease their earnings when in the EFL, bringing down the outlay overnight.
None of that would stop Leeds having one of the highest Championship wage bills but between parachute payments, transfer income and shareholder investment, it is possible to manage a large salaries figure for a finite period.
The problem comes if a relegated club find themselves stuck outside the Premier League for a sustained spell.
An expensive squad becomes harder and harder to maintain in those circumstances.

Dette er absolutt noe man må tenke på vedr. spillerlogistikk ; det er flere spillere her som ønsker å tjene gode penger på fotballen, og sågar ønske seg vekk fra Leeds.  Med potensiale opp til 60 % reduksjon av lønna så tenker jeg det er flere som ønsker seg bort fra Leeds.  Den økonomiske hverdagen blir totalt forandret, la oss anta at spillerlønninger er et sted opp mot 180 Mio pund, og fallskjermen er 45/50 Mio pund....en halvering av lønningene er påkrevet.  Det er masse kompleksitet i arbeidet med hvem man skal/ønsker å kvitte seg med vs. ny manager og spillestil...hvem er det stort ønske om å beholde ?Dette blir en veldig krevende sommer for klubben, det er jeg sikker på....og det aller viktigste å få på plass er nye eiere. Hvem skal bestemme og ta de riktige beslutningene for fremtida til klubben ??  Hvem ønsker å styre skuta og hvilke spillere ønsker å komme til oss ??  Jeg antar det blir mye turnover i spillergruppa, og jeg har ikke begrep om hva som vil skje her....og når man skal bygge noe nytt for en ny sesong som begynner om litt over to måneder så kan jeg ikke tro annet at dette blir krevende.

Noen andre med saklig input eller forståelse rundt dette ?

Vi må betale 73 mill denne sommeren, men vi har allerede hentet 40 av de med salgene av Sini og Adams. Ut ifra regnskapstallene.

Vi må selge spillere, primært noen som ikke har vært for dyre i innkjøp med langt kontrakt, slik at det har en positiv FFP-effekt (mtp avskriving/tap ift innkjøp). Tipper Summerville, Gray, Gnonto og kanskje Joseph forsvinner. Håper vi kan cashe inn på Harrison, men skulle ikke forundrer meg at han har en utlånsklausul. Aaronson blir trolig lånt ut, i håp om at han skal overbevise. Han er pt ikke i nærheten av å generere noe i nærheten av hva vi gav. Roca har utlånsklausul. Usikker på Wöber og Kristensen. Llorente blir nok solgt for småpenger. Vi har ikke veldig mange assets i klubben, og sliter big-time med gjeld etter de famøse Orta-kjøpene.
Tror det kan bli en tung sommer. Nå må det handles smart

Jeg tolker det slik at om vi selger Summerville for feks 30-40 mill så er vi i boks med tanke på å betale sommerens penger på 73 mill.
Om vi selger Gnonto for 20 mill så står vi bei støtt med tanke på FFP. Hverken Summerville eller Gnonto kostet mye i innkjøp.

Og da har vi penger til å kjøpe inn nye spillere.

1) Summerville. Kostet "ingenting" og er vel verdt 25-30 millioner pund.
2) Gnonto. Kostet ca. 4-5 millioner pund. Verdt 15-20 millioner pund?
3) Gray. Egenutviklet. Han ønsker nok primært å bli, og klubben er fryktelig dum om de selger arvesølvet. Vanskelig å si pris, men under 20 millioner er dårlig business.
4) Ampadu. Kostet 7 millioner pund. Må da være verdt 20 millioner + nå?
5) Meslier. Kostet i underkant av 10 millioner pund?. Neppe verdt så mye mer, kanskje opp mot 15?

Uansett, dette bør jo være kalkulert inn som plan B i hverdagen til våre eiere.......det kom jo ikke som noe bombe etter siste 2 mnd form..

Vedrørende Gray så mener jeg han bør ha en pris minst like høy som Summerville. Man skal være litt forsiktig med å overdrive, men han er et talent som potensielt kan nå landslagsplass og med det navnet er det litt "face of the franchise"-potensial over han om man skal dra sammenligningen til NFL. Ingen grunn til å godta verken knapper eller glansbilder for Archie.

Ellers er det verdt å påpeke både på Meslier og Jack Harrison, at deres bokførte verdi per i dag er et godt stykke under kjøpesum. Meslier kostet vel 6 millioner pund og Harrison rundt 13. De har vært avskrevet i fire og tre år og gevinsten om de skulle selges for eksempelvis 8 og 15 millioner pund i sommer vil være vesentlig høyere enn 2 millioner pund pr stykk. (8-6 og 15-3)

Meslier er en man burde vurdere solgt om det rette budet kommer. Jeg tror han har en viss markedsverdi, samt at man kan få en solid Championship-keeper uten å betale det hvite ut av øyet. Dermed har man skaffet seg litt rom i regnskapet. Jeg har forsvart Meslier til tider denne sesongen, men har vondt for å se at han skal bli noen skikkelig toppkeeper. Hadde vært noe annet om det var et supertalent vi satt på som kun trengte tid og da er man nødt å tenke økonomisk.

Det hele blir en spennende øvelse i sommer. Som du sier, er det ikke sikkert man trenger selge så mye mer om de to går for de summene. Kanskje er det litt i overkant å tro på £50, kanskje til og med £40, men en solid sum bør man få om de går. Så spørs det da hvor stort FFP-tap som skal dekkes, samt hvor stor del av utestående som skal finansieres ved salg av andre. Et annet alternativ kan være - om det er mulig - å faktisk ta noen små tap på et par av disse leiesoldatene som kommer tilbake, rett og slett for å bli kvitt den byrden.

En spennende sommer i vente er det uansett.

The morning after is inevitably worse if the day before goes awry. Paraag Marathe, Leeds United’s chairman, was reminded of that on Monday in the wake of the club’s defeat in the Championship play-off final.

“I had a hard time getting out of bed,” he said.

Football waits for no one, and least of all a club whose league status remained uncertain until the last week of May. With the dust settled on Sunday’s loss to Southampton, thoughts turn immediately to the 2024-25 season: the second with Marathe as chairman, the second with 49ers Enterprises as Leeds’ outright owner and the second in which they will seek to recover from relegation in 2023.



Yesterday, Marathe sat down with a group of journalists to discuss the many issues facing the club. The conversation with him ranged from the future of manager Daniel Farke, the prospect of players leaving Elland Road, the likelihood of Leeds holding onto star prospect Archie Gray, and the implications for the 49ers’ major stadium redevelopment plans.

These were the key points from that discussion.

Daniel Farke’s future
The Athletic’s long read after defeat at Wembley explained how United’s board were firmly intending to stick with Farke despite the result — and had already drawn up pre-season plans with him.

His contract runs for another three years and the club’s performance in his first season, in the eyes of Marathe and the 49ers’ group, ticked many boxes: 90 points in the regular campaign, and a near-miss in the play-off final.

The board were also sympathetic about how the machinations of last summer — a fairly frantic takeover leading to Farke’s late arrival as manager, and complications in the transfer market caused by both ownership wrangling and relegation — made his job more difficult.

Marathe confirmed yesterday that Farke would be staying on as manager. “Daniel’s been fantastic,” he said. “I’m excited about working with him again. We set out to do this, we had a long-term plan and a long-term commitment, not just me to him but him to me.

“We’ve got a lot of work to do and we have to see our plan through. He’s been tremendous, with a steady hand and the right temperament. I’m excited about getting back at it with him. I feel confident about this season.”

Player sales
Leeds remained compliant with the English Football League’s profitability and sustainability (PnS) rules this season but a second year in the Championship, as opposed to an immediate return to the Premier League, was always going to force the club to cut their cloth more substantially.

As Marathe conceded, certain players will have to be sold in the forthcoming transfer window, to keep Leeds’ accounts in good order and avoid a PnS breach. Championship player of the year Crysencio Summerville is one of the most likely to depart.


Marathe, who avoided speaking at length about specific individuals, said: “We’re well capitalised from an investment standpoint. We have the funds to do what we need to do.

“The reality of being in the Championship is that PnS plays a role. There will naturally need to be some trade-offs. But we have a really good team and it’s not just outs. It’s ins as well, looking at scouting opportunities for us.

“We’ll have to make some trade-offs because of PnS, but we have the investment commitment to do what we need to do.”

Asked if there would be meaningful money available for fresh arrivals before next season, Marathe said: “That’s right.”

Archie Gray
Marathe was pressed on the future of Archie Gray, Leeds’ immensely gifted 18-year-old midfielder who is arguably worth more financially than any other player at Elland Road.

Gray is headed for big things and Leeds signed him to an improved contract, running to 2028, recently. It does not include a release clause. There is probably no departure this summer to frustrate the club’s fanbase more.

Manchester City, Liverpool and Tottenham Hotspur were among the teams who made overtures to Gray before he agreed his first professional deal in 2023.

Marathe was asked if Gray would be off-limits in the market. “It’s a little too early to answer specific questions,” he said. “I can’t talk on specific players right now.

“If I can paint the big picture, there are certain things we need to do and we’ll make sure we’re fully compliant with PnS. There are certain trade-offs we have to make. We have to get to the drawing board to work out which moves we have to make.

“Obviously, Archie’s a tremendous player, but every season brings change. I can’t yet comment but we’ll see what happens.”

Marathe admitted, however, that fan sentiment could play a role in decisions taken over the next few months.

“You’re thinking about the impact on and off the pitch,” he said. “I just ask that supporters trust that we have a plan and a process. Our commitment is to be among the best in the Championship.”

Profitability and sustainability pressures
Leeds’ current financial year ends on June 30, a little over a month from now. Marathe was asked whether compliance with PnS for the 2023-24 period would rely on Leeds rushing through certain sales before that date — a pressure some other English clubs are feeling.

“Pressure’s probably the wrong word,” he said. “Are we going to do what we need to do to make sure we are compliant? Absolutely but everything we have to do we’ve been contemplating for almost a year now, recognising some of the trade-offs we have to make and when we have to make them.


“We’re prepared to make the moves we have to make.”

Leeds’ parachute payments — the funding relegated clubs receive for up to three years after they come down from the Premier League — will decrease next season. The three-year loss limit they face in the Championship is also coming down, from £83million ($106m) over a three-year cycle to £61m.

Having narrowly missed out on promotion, Marathe faced questions about how crucial it was for United to find a way back into the Premier League at the second time of asking, before financial hurdles became even steeper.

“Every year is critical,” he said. “This past season was critical. We almost got there. I’m more confident (now) because we have more time to execute our plan and make sure this year’s squad looks exactly how we want it to look.”

Returning loanees
One of the big frustrations for Leeds last summer was the exodus of existing squad members on season-long loans. Relegation clauses in player contracts gave some first-team regulars the right to depart after Leeds went down, provided the club they temporarily joined picked up their salary in full.

The exits included Jack Harrison to Everton, Brenden Aaronson to Union Berlin, Marc Roca to Real Betis, Robin Koch to Eintracht Frankfurt and Max Wober to Borussia Monchengladbach. The clauses meant Leeds were powerless to block those exits — and in no position to recoup meaningful transfer fees via permanent deals.

Harrison is one player with the right to go out on loan again this summer but The Athletic has been told that only one other loan clause remains active. Those aside, the club will have significantly more control over outgoing business.

“Fortunately, we don’t have as many of those situations as we had last year,” Marathe said. “We also aren’t in a race against time. At this point last year, we were still 12 days away from finalising the transaction to take over the club.

“The chemistry of the squad is important — which players fit versus which don’t. It was difficult last year having to deal with this and it’s not as difficult any more. We’re not sitting back as the passive club. I’m not willing to concede that there will or won’t be a profit on certain players.”

Transfer fees owed
Leeds’ latest accounts painted a very stark picture of the cash still owed for transfers made in previous seasons. The figures for the 2022-23 year showed £73m due in the 12 months that followed, and a further £116m due at later dates.

At face value, those figures represent huge amounts for a Championship club, though Marathe pointed out that since the end of the 2022-23 period, Leeds have sold Luis Sinisterra and Tyler Adams to Bournemouth, for fees worth more than £40m combined.


“You’ve seen a lot of the numbers,” he said. “The outbound transfer payments we have to make, they were already contemplated as we went about going through the (takeover) transaction. It was reflected in the acquisition. We inherited a credit card bill we had to take care of and we made sure we have the investment to be covered on that.

“The second thing is that what’s not in those numbers are some of the inbound numbers. The net is already a little bit lower. We have what we need to be competitive.”

Stadium plans
Since their promotion to the Premier League in 2020, Leeds have spoken repeatedly about substantially redeveloping their Elland Road stadium.

The ground is old and a capacity of 36,000 (combined with behind-the-times corporate facilities) limits Leeds’ earning potential in comparison to other big clubs. But plans to create a venue that holds crowds of 50,000-plus have not reached the construction stage.

Promotion would have restored Premier League income overnight, begging the question of whether major development of Elland Road can proceed as hoped.

“We’re still very much on the timeline to doing that,” Marathe insisted. “It’s been reported that nothing’s going to happen until we get to the Premier League — that’s a little bit of a myth.

“All of the make-ready work we have to do before shovels in the ground, it really didn’t matter if we were in the Championship or the Premier League. There’s still work being done and significant investment to line up all the things you do before you put a shovel in the ground. We’d be doing that anyway, and we’re continuing down that path.

“If you ask me a year from now, it might be a little bit more complicated because at that point, I’d be ready with a shovel. But everything is green-lit, as it would have in either case.”

Vi har blitt forrådt av eiermunn i så mange år, at selv om jeg har litt mer troa på nåværende eier enn vanlig, så er jeg fremdeles et brent barn som skyr ilden. Dette virker som noenlunde balanserte utspill uten altfor store ord, ispedd litt realitetsorientering. Det sier likevel ikke noe om hvor vi egentlig står økonomisk, naturlig nok. Det blir salg av spillere, det virker sikkert, men hva slags kvalitet vi får i retur er fremdeles i det blå.

Det er i alle fall bra å høre at det bare er Harrison og en annen ukjent som har opsjon på enda et år med utlån. Den maktesløsheten vi opplevde rundt det i fjor, var egentlig det verste. Farke MÅ jo få bedre handlingsrom denne sommeren.

Hvis dette stemmer så er det nok vår mulighet til å etterhvert rykke opp og etablere seg i en posisjon høyt oppe på tabellen ingen få år.
Uber kommersialisert er vi på vei til å bli uansett.
Hadde jeg vært RB så finnes det vel ikke en klubb med større potensial og slagkraft enn LU akkurat nå.

Jeg blir uvel av tanken.

Hvis skvipet skal inn som sponsorer i klubben, håper jeg det er med klare krav om å beholde Leeds "uavhengig". For min del foretrekker jeg at klubben blir i Championship til evig tid fremfor å bli en franchise-klubb for energidrikk og blandevann. Resten av England kommer til å le av oss.

Har absolutt ingen tro på at dette blir noe RB Leeds eller noe sånt. Da måtte RB tatt over som hovedeier, og vi er ikke der pga feks draktsponsor eller noe sånt.
Tipper at i "verste fall" så kan det være snakk om investering/sponsing i forhold til stadion. Eller kanskje en okse på drakten etterhvert.
