LITEN...? Modernisere Elland Road er selvsagt på sin plass. Lokaliseringen i Beeston er et utmerket utgangspunkt for å få et superstadion innen 2018!

Smoking areas:

not sure if this as been posted as ive been up in jockland.

the west and north stand roofs need imediate overhaul and im led to believe and the club as failed to implement the no smoking regulations, so they have to build a smoking area in all stands.
think we are looking a a bill in the region £650k.

På Leedsunited.com er det nå to artikler om anleggsarbeider. En om legging av nytt gressteppe på banen, og det samme på Torp Arch. Det er jo greit nok, og blir sikkert bra. Den andre omhandler "Centenary Pavilion", som skal bygges opp på restene av dagens Conference & Exhibition Centre. Det blir sikkert også bra, men jeg undrer meg litt over Bates' uttalelse om at "the money comes from income which we generate outside football and the pavilion is a very important part of that."
Jeg forstår dette dithen at man faktisk har hatt et overskudd på driften av det gamle senteret, og at disse pengene nå brukes til et nytt senter, som bør kunne gi enda større inntekter.
Spørsmålet, som rettes til de av dere som faktisk leser grundig gjennom klubbens regnskaper osv, blir da: Finnes det andre selvstendige selskaper i Leeds United "konsernet" som bruker og tjener penger frikoblet fra det sportslige? Er dette i såfall datterselskap, med fotballklubben som hoved- eller eneaksjonær?
Hva med f.eks Billy's Bar, kommer driftsinntekter derfra fotballklubben til gode, eller er slikt også "income outside football" som kan disponeres på andre måter?

BATES sysler med tanken om at bortesupporterne skal flyttes fra hjørnet mellom East Stand og South Stand til hele South Stand. Sikkert for at ER skal romme flere bortesupportere.

Her er en innvending til å komme til ER fra en QPR-supporter:

"Those who haven't been there should know that away fans are given a corner of the ground, so not the best view, and there are a number of posts in the way, which means I had to move about to keep a clear sight of the far goal. The other thing, we had Leeds fans on both sides (quite close) and it wasn't pleasant"

WACCOE svar: This is the very reason we should keep the away fans in the wedge. Shit view and they get intimidated to f**k. Not a pleasant experience for any away fan coming here.

I'm afraid Kenneth is attempting to further dilute the atmosphere at ER.

Fans view:
Review of West Stand yesterday, John Charles will be turning in his grave!

It's high time this stand is re-built from scratch.
The redeeming feature is that when you're sitting there, you don't have to look at the eyesore.

View: 8/10 shame about the pillars, otherwise excellent .

Atmosphere: 2/10 representing the two other fans I heard utter a word.

Food/drink: unable to comment as didn't risk it.

Toilets: 1/10 disgusting troughs which make it difficult not to end up with piss on your shoes, no bog roll in the traps. One mark for lack of a queue despite big attendance.

Stewarding: 9/10 excellent as didn't see any apart from the one who directed me to my seat.

Comfort: 8/10 more leg room than east stand, padded seats are always welcome.

Speed of exit from ground: 6/10 very crowded and slow getting out. Also, at half-time not much space for moving around in the 'concourse'.

Overall: knock it down and rebuild please

Or ask the landlord to upgrade the whole stadium as it looks like a relic and is a disgrace to the club and the city.

Don't landlords/owners have a duty to keep it's property in good order?

Leeds United do not own Elland Road. A firm called Barnaway bought the freehold for £8m during the club's financial meltdown in 2004. Although this later passed to a British Virgin Islands shell company, Teak Commercial, the Leeds chairman, Ken Bates, has always been emphatic that Leeds do not own their ground. The reason Digger mentions all this is that Leeds are approaching Leeds City Council for loans to redevelop Elland Road. That seems like it would be a bit of a risky investment. Land Registry records show that Teak Commercial still holds the title to the ground, so no one else – apart from Barnaway's sole shareholder, Jacob Adler – knows who owns Elland Road. And according to the most recent accounts for Leeds United Holdings, the club's parent, there are only £2.5m of fixed assets in the club. So if the council wanted to secure its loans against club property it might find it difficult to get proper cover. Digger asked Leeds United's chief executive, Shaun Harvey, for his view yesterday but he did not call back.

Det blir interessant å se utviklingen her videre, klubben fikk utvilsomt et skudd for baugen da VM-biddet ikke gikk gjennom.

Det er mulig jeg misforstår, men er det noe sted klubben eller Bates sier at de skal gjøre disse investeringene uten at de eier anlegget? Tar man bare for gitt at klubben ikke kommer til å kjøpe ER tilbake som en del av pakken? Da jeg snakket med Harvey om dette for 1,5 år siden - da med håp om VM - virket det åpenbart at kjøp lå som en del av planene.

Nå, etter VM gikk skeis, sier han dette:

Harvey said, to the YP:

"Missing out on the World Cup was a huge blow and we all felt let down by the goalposts being moved (by FIFA)," he said. "But the key now is making sure that the work we did as a city is not lost.

"We can't lose the impetus that was gained by bidding for the World Cup because if we do then the danger is we may never get this chance again. Work to improve south Leeds and regenerate the area, using Elland Road as the catalyst, should not just stop because of 22 people making a decision in Zurich.

"Why should they affect the lives of people in Leeds when we have an ability to do something about it?

"To do that, we would encourage the Council to still move forward with these plans as quickly as possible. In that respect, there has been some early dialogue between us. The question is with them now as to how they want to take things forward."

Regarding development prospects and funding he added:
"We are in a position where the development can go forward as soon as funding is arranged.

"We were to receive the support from the Council in terms of a loan. The offer was conditional of getting the 2018 World Cup.

"We would hope that, in view of the benefits the work will bring to the city and south Leeds in particular, the Council will see the benefit of supporting the club's attempts to redevelop the area.

"We need to understand fully where the Council sits in relation to the whole site and their aspirations. The site needs some enabling funding to deal with the real issues."

Leeds City council told the YP:

"We have received a proposal from Leeds United concerning a possible redevelopment of Elland Road. We are currently considering that proposal and will be responding in due course."

Harvey sier også dette om muligheten for tilbakekjøp, som vel styrker følelsen av at et tilbakekjøp er en del av planen - og skulle ikke så skje har vi likevel anlegget i 44 år til garantert. En tidspriode anlegget sikkert vil bli revurdert innen slutten av, men jo trolig en dyrere løsning enn tilbakekjøp:

"We can buy Elland Road back from the landlord at any stage due to having an option in the original lease. There are 19 years remaining on that with an option for another 25 on top of that.

"So, it is not a case of how this is going to be done – we know that. It is just a case of the funding being put in place to do it. In relation to that, discussions have been on-going with various individuals for the past 18 months.

"The general banking crisis has not helped, while neither has going into administration (during the summer of 2007) in terms of our credit rating.

"But I feel we are sufficiently far away from that in terms of our trading record (Leeds are on course to post a profit for a third year running) for it not to be a problem to a potential lender. I think they will see beyond that."

What Ken Said – East Stand Special

By Fax Man On March 22, 2011 · 21 Comments ....Today saw a rather dramatic picture posted on the official Leeds United website of the East Stand Upper at Elland Road with a good few thousand seats missing. For any fan who doesn’t listen to Yorkshire Radio 24 hours a day or religiously watch LUTV’s daily ‘We Are Leeds’ programme, you may be wondering what the hell is exactly going on.

Well, using the aforementioned in-house media channels, chairman Ken Bates has explained over recent weeks in varying detail his plans for the work on the first stage of the East Stand development. For the vast majority of fans who don’t enjoy the hearing the sound of Ben Fry’s voice as much as the man himself does, it’s fair to say you won’t have a clue what is happening.

For such an important change in the infrastructure of Leeds United, costing more than what has been spent on transfers over the last few seasons, you’d think we, as fans who will contribute a huge amount to the cost of the project, would be informed of what the plans are in some detail. But no, unsurprisingly, such transparency hasn’t been divulged. So here are a couple of important things Bates said that you may have missed that will hopefully help you to piece together the chairman’s masterplan.

This first extract is from LUTV’s interview with Bates which was filmed on Tuesday February 22 but shown on ‘We Are Leeds’ on Thursday February 24…

After tonight, basically we are shutting the East Stand other than the lower tier and the existing boxes. It’ll be like a warzone after that. We’re building two more floors in the East Stand – the fifth floor and the plant room on the sixth floor. On the new fifth floor, that will be the new upper concourse for the ordinary fans in the upper tier. Better facilities, wider concourse and better toilets – very important. The new fourth floor is going to become the new boxes – 24 new boxes, the new chairman’s suite – we’re moving over to the East Stand, and two new function rooms which will be providing food to executive members on matchdays. And it will be two more new rooms for Norbert’s empire of venues for putting on events at Elland Road. Further down, we have the third floor which is also being revamped and extended because if fans look at the pillars, the steel pillar framework outside the East Stand, we’re filling those in. We’re getting right out to it and doubling the floor space. Yet more toilets, more catering facilities. And then we’re building a new main entrance and that will have four lifts instead of the existing two. They will be high-speed lifts instead of stuttering ones that are there. It will be much better facilities on matchdays. Now that whole area will be a building site, so I’m afraid the casualties are that we cannot service the disabled season ticket holders in the East Stand because that ramp will go. So there is no facilities for them to get in. So we’re relocating them to the south-west corner. That means, unfortunately, there won’t be as many matchday tickets available for disabled fans but there’s nothing we can do about it. We’ve looked at all other ways of trying to do it but it’s not possible and it’s not safe within the health and safety rules while you have got a building site. So they will be inconvenienced. I’m sorry about that but it does mean next season we will have a much bigger, better, greater East Stand which will be really state of the art and will also provide another 1200 people to have a meal there. That will make their day out as part of the experience and not just turn up at 2.45pm.
This next extract is Bates’ most recent comments on the development from his interview with Yorkshire Radio last Wednesday, March 16…

The first thing they do is set up the site offices and that’s done. They have taken over the Lorimer Suite which is now done for the rest of the season. They have done that and the next thing is to get access into the upper tier where they are going to do most of the work. They have moved the compacter and they have got a big crane in to bang a hole in the side of the East Stand north end. And the next thing will be the removal of certain seats which will no longer be required in the upper tier and we’ll store them safely for use elsewhere. And then they have to start going with jack-hammers, making a terrible noise, smashing holes in various parts of the super structure to ensure the new development can be put in. This is providing absolute chaos for the office staff who won’t be able to work in the indescribable din that will take place. So they will all be decamping to various parts of the stadium on a temporary basis and carrying on their work. I don’t think you’ll see very much, the fans won’t see very much to start with on the outside until towards the end of the season when work will get more and more intense. We have a deadline to complete it but the man who is responsible on behalf of Caddick is the guy who did the Pavilion and did a very good job for both Caddick’s and Leeds United. I have every confidence that he will deliver the job to specification and on time. And incidentally, what’s very encouraging, is the number of enquiries for the new facilities which are going very well.

Ser jo spennende ut, men hvorfor vil Bates som jobber gratis for sine ukjente sjefer gjøre noe slikt? Må jo være en baktanke et sted? Dette koster jo penger og "gnomefar" bruker jo aldri penger på slikt.

Det er mange banker i sentrum og kan det være slik at byggingen kan være en dekkoperasjon for en underjordisk tunnel som skal bygges for å tappe disse store sentrumsbankene for penger etterhvert? Noen som har noen tanker om motivene til Bates?

Som du ser av intervjuet så har Ken Bates investert ganske mye i løpet av de siste årene. Ny pavillion, vedlikehold av TA og ER, nye restauranter og nå flytting av kontorfløyen, styrerommet og executiveboxer til East Stand. På sikt vil dette frigjøre gamle West Stand til en ombygging som kan gi plass til 50.000 totalt på tribunen.
At dette arbeidet starter allerede nå for å møte neste sesong med bedre fasiliteter er meget bra, synes jeg.

Han er ikke skuggredd, Mr Bates og han etablerer den mer kommersielle deken av driften så klubben har mange fler bein å stå på idet den møter opp i toppdivisjonen.

Ikke tvil om at det er brukt mye penger både i planleggingen og evt gjennomføringen av disse tiltakene.

Ikke for å virke negativ,men dette så skikkelig stygt ut.    Blanding mellom russisk boligblokk og noe halvferdig forskaling.            Håper Elland Road blir bygd ut i noe mere stilig enn disse tegninger.

Det bli excecutive-bokser på Eaststand i stedet for South, dvs det blir plass til fler der...mot ER. Jeg vil tro at den store kapasitetsøkningen skjer ved et evt utskifte av West Stand....som kom i 1957.  :)

Vil du ikke at klubben skal bevege seg fremover? Hvor konge hadde det ikke vært å bestilt et hotellrom på Elland Road enn Radisson Blu...:)

Dette er framtiden og denne måten å "forandre" klubben på gjør oss konkurransedyktig på lang sikt. Er det ikke det vi vil?

En annen ting som er positiv med dette er at man hadde aldri satset disse pengene hvis man ikke hadde hatt tro på at man kom seg opp i det gode selskap igjen...
